ITIN Loans: Investment Property Financing Without an SSN

Millions of U.S. residents work, pay taxes, and build businesses on an ITIN — and get told no by a mortgage system keyed to Social Security numbers. ITIN investor lending runs on different logic: the property's rent qualifies the deal.

There's a version of the American investor story the mortgage industry rarely finances: years of work, taxes filed every April on an ITIN, savings built the hard way — and a rejection at the first loan application because the file has no Social Security number to key on. ITIN investor lending skips the key entirely. The question isn't your nine digits; it's whether the property's rent services the debt.

What is an ITIN loan?

A business-purpose investment-property loan for U.S. residents who file taxes with an Individual Taxpayer Identification Number instead of an SSN. Built on the DSCR framework: the rental's rent-to- payment ratio qualifies the deal, credit built under the ITIN informs pricing, and the loan closes in your LLC — no SSN anywhere in the file, because nothing in the file needs one.

How qualification works

1

The property leads

Rent versus full payment (PITIA), documented by lease or the appraisal’s market-rent analysis — the same DSCR engine every investor file runs on.

2

Your ITIN credit counts

Tradelines reported under your ITIN — cards, auto, credit-builder history — form the credit picture; alternative trade documentation can supplement thinner files by program.

3

Identity and funds, documented

ITIN letter, government ID, and sourced down-payment funds. Clean documentation is what keeps these files moving at full speed.

4

Close in your entity

The LLC vests title like any investor closing. First door or fifth, the structure is the same.

What you need to qualify

  • A rental property whose rent services the payment — the ratio is the qualification
  • Your ITIN and government-issued ID — the documentation set is defined and manageable
  • Down payment and reserves from documented funds
  • Credit under your ITIN — established tradelines, with alternative documentation paths by program
  • An LLC for vesting — formed as part of the process if you don’t have one yet

Who this is for

Self-employed ITIN filers — contractors, restaurant and trade business owners, operators — whose businesses throw off the savings but whose tax structure never fit an SSN-keyed consumer file; families building a rental portfolio alongside the businesses they run; and first-time investors for whom door one is the hardest and the most important. Living abroad instead of in the U.S.? The right lane is the foreign national loan. Deciding where the first door should be? The state pages carry the honest market numbers.

Business-purpose lending only

ITIN loans through OneMoreDoor Capital finance non-owner-occupied investment property only. If you or a family member will live in the property, you need a consumer ITIN mortgage from a licensed consumer lender — we'll say so plainly rather than bend the rule.

Run your first deal's numbers

Property, rent, plan — qualified on the deal, priced on its cash flow. Your ITIN is enough; the rent does the rest.

Questions Investors Ask

What's the difference between an ITIN loan and a foreign national loan?

Residency. ITIN programs serve people living and working in the U.S. who file taxes on an Individual Taxpayer Identification Number instead of an SSN. Foreign national programs serve investors who live abroad. Same investor logic in both — the property qualifies — but the documentation and program lanes differ, so getting the label right matters.

Can I buy a house to live in with an ITIN loan through OneMoreDoor?

No — and it's an important no. We arrange business-purpose loans on non-owner-occupied investment property only. If you or your family will live in the home, you need a consumer ITIN mortgage from a licensed consumer lender. What we finance is the rental property that builds wealth alongside the home you live in.

Does credit history tied to my ITIN count?

Yes — credit built under your ITIN through cards, auto loans, and reported tradelines is exactly what programs look at, and some accommodate thinner files with alternative trade documentation. Years of on-time history under an ITIN is real credit. The property's rent still carries qualification; your credit shapes the pricing.

Do I need my spouse or a co-signer with an SSN?

No — the point of the product is qualifying on your own documentation. An ITIN borrower can carry the loan alone; the property's cash flow does the underwriting work an SSN-keyed income file would normally do. Adding a co-borrower is a choice for deal-strength reasons, never an ITIN requirement.

Does the LLC structure work the same for ITIN investors?

Identically — an ITIN holder can form and own a U.S. LLC, and investor loans close in the entity as standard practice. Vesting, liability protection, and portfolio structure work exactly as they do for any other investor. Your ITIN is how you file taxes; the LLC is how you hold the doors.
