How do Texas property taxes affect a DSCR loan?

More than anything else in the file. Texas has no state income tax but carries comparatively high property taxes, and taxes live inside PITIA, the payment side of your ratio. Two identical rents can produce very different DSCRs across county lines, so run the full tax load before you offer, not after.

Are cash-out refinances different in Texas?

Texas is famous for strict home-equity rules, but those center on homesteads, the home you live in. Business-purpose refinances on non-owner-occupied investment property operate under a different framework. How the rules apply to your specific deal is something we walk through case by case.
