Every serious rental investor eventually hits the same wall: the conventional mortgage system judges you on your personal income, the very thing a good tax strategy minimizes and a growing portfolio complicates. The DSCR loan exists because that system was never built for investors. It flips the question from "what do you earn?" to "what does the property earn?", and for a buy-and-hold investor, that's the right question.
What is a DSCR loan?
A DSCR loan is an investment-property loan that qualifies on the property's Debt Service Coverage Ratio (its monthly rent divided by its full monthly payment) instead of your personal income. No W-2s, no tax returns, no debt-to-income math. The property's cash flow does the qualifying, you vest title in your LLC, and your tax strategy stays your business.
DSCR loans are business-purpose loans on non-owner-occupied investment property. That classification is what makes the whole model work, and it's also a hard boundary: if you or a family member will ever live in the property, this is the wrong product, full stop.

How is DSCR calculated?
One division:
DSCR = monthly rent ÷ monthly PITIA
PITIA is the all-in payment: principal, interest, taxes, insurance, and association dues. A property renting for $2,400 against a $2,000 all-in payment:
Reading the ratio:
- 1.0 means the property pays for itself: rent exactly covers the payment
- Above 1.0 means the property pays you; the higher the ratio, the stronger the profile and pricing
- Below 1.0, ask about no-ratio programs: the deal isn’t dead, it’s priced differently
Lenders document the rent with your lease or a market-rent analysis from the appraisal (the 1007 schedule), which means expected rent counts on a purchase: you don't need a tenant in place to qualify. And below 1.0 has its own tool. See no-ratio DSCR loans.
What are the requirements for a DSCR loan?
The file is short because the property carries it:
- A non-owner-occupied investment property: single-family rental, 2–4 units, condo, or short-term rental
- Down payment or equity, since the loan is sized against the property’s value
- Credit: no minimum on select programs; score-based programs start around 600, and pricing improves with your score
- Rent that services the payment, documented by lease or market-rent appraisal
- An entity if you want one, since LLC vesting is standard, and the Florida programs we arrange close in an LLC as standard structure
Property type mostly changes the plumbing, not the eligibility, and each one has its own guide: single-family rentals, duplexes and fourplexes, condos, including non-warrantable, and mixed-use property.
What's not on the list is the point: no tax returns, no W-2s, no pay stubs, no employment verification, no DTI worksheet. Your accountant can keep doing their job without wrecking your borrowing power.

The conventional route works fine for a W-2 earner buying a first rental in their personal name. It stops working when the portfolio grows, the tax strategy matures, or the income gets entrepreneurial, exactly the moments a serious investor hits. DSCR lending is built for the far side of that wall: there's no cap on properties financed, so the model scales with the portfolio instead of against it.

Purchase on the property's expected rent, since the appraisal's market-rent analysis qualifies the deal even before a tenant signs.
Cash-out to buy the next one
Pull equity from a performing rental and redeploy it as the down payment on the next door. Equity is fuel, not a trophy.
Short-term rentals
Airbnb and VRBO revenue counts. STR programs qualify the property on what it actually produces.
LLC portfolios
Standard entity vesting keeps liability off your personal name and the portfolio structured properly from door one.
Self-employed investors
Your Schedule C is aggressive because it should be. DSCR qualification never reads it.

The honest trade-offs
A straight answer, because you'll price this against alternatives: DSCR rates generally run somewhat above conventional, because you're paying for asset-based qualification and investor-property risk. Down payments are real (this is not zero-down lending), and many programs carry prepayment structures worth understanding before you sign. What you're buying with that premium: qualification that scales with your portfolio, closings in your entity, a protected tax strategy, and speed, because nobody is auditing your personal financial life for six weeks.

Can a first-time investor get a DSCR loan?
Yes. Because the property's cash flow carries the qualification, you don't need prior landlord experience. Programs exist for investors buying their first rental. Experience can influence program fit and pricing, but 'this is my first door' is a normal answer, not a disqualifier.
Can I do a cash-out refinance with a DSCR loan?
Yes. Cash-out is one of the most common DSCR uses, and a staple of major lenders' DSCR books. You pull equity out of a rental you own, qualified on that property's rent, and redeploy it as the down payment on the next one. Rate-and-term refinances work the same way.
Can I live in one unit of a 2–4 unit property and use a DSCR loan?
No. DSCR loans are business-purpose loans on non-owner-occupied property. If you or a family member will occupy any unit at any point, even one of four, the deal requires a traditional consumer mortgage instead. House-hacking is a fine strategy; it's just a different loan.
Do DSCR loans have prepayment penalties?
Prepay structures vary by program: flat, step-down, and no-penalty options exist, and Maryland permits none. Your structure is confirmed at application.
Can I move a property I own personally into my LLC when I refinance?
Yes. A DSCR refinance is the natural moment to fix your vesting: the new loan closes with title held by your LLC, so the entity transfer happens as part of the transaction instead of as a risky workaround afterward. If the LLC doesn't exist yet, forming it is part of the process.
Does Airbnb income count without a rental history?
It can. An operating history from Airbnb or VRBO is the strongest documentation, but short-term rental programs can also work from market rent data for the property, so a newly converted or newly purchased STR isn't shut out. The documentation path varies by program.
What credit score do I need for a DSCR loan?
Our score-based programs start around 600, and pricing improves as your score does. If your credit is below that or damaged, equity-based programs qualify you on the deal's equity instead of your score, with no minimum score at all. On a purchase that means a larger down payment. On a refinance it means the equity you already have. Every deal is priced on the property, the equity in it, and your credit, confirmed at application.
How fast can a DSCR loan close?
Typically weeks rather than months. There's no personal income documentation to collect and verify, which removes the slowest part of a conventional file. The appraisal (with its rent analysis) typically drives the timeline, and under-contract purchases get prioritized.
