What that table means in DSCR terms: Florida's spread between metros is the strategy. The lower the price-to-rent, the easier a property covers its payment, and the stronger your ratio walks in the door.

Can I use my out-of-state LLC to buy Florida rental property?
Generally yes. Investors commonly either register their existing home-state LLC to do business in Florida or form a Florida entity for their Florida doors. Which route fits depends on your portfolio structure, and it's one of the first things we walk through on a Florida deal.
Do Florida condos work for DSCR loans?
Often, yes, and the math matters more than anywhere: association dues count inside PITIA, so a high monthly assessment directly lowers your DSCR. A condo with strong rent and modest dues can pencil beautifully; the same unit with heavy dues may not. Run the full payment, not just the mortgage.
Can I finance a Florida vacation rental on its Airbnb income?
Yes. Short-term rental DSCR programs qualify the property on rental revenue, which is exactly how Florida's vacation markets operate. An operating history is the strongest documentation; for a new acquisition, market rent data for the property can carry the file, depending on program.
