Privacy Policy

This Privacy Policy explains how OneMoreDoor Capital, LLC ("OneMoreDoor," "we," "us," or "our") collects, uses, and shares information when you visit onemoredoor.com (the "Site"), use our calculators and tools, whether on the Site or embedded on another website, submit a loan scenario or inquiry, are referred to us by one of our partners, or apply to or participate in our Partner Program (together, the "Services").
OneMoreDoor Capital, LLC arranges business-purpose loans secured by non-owner-occupied investment property. We do not offer consumer, personal, family, household, or owner-occupied financing.
1. Information We Collect
Information you provide directly
Loan scenarios and inquiries. When you use our Get Started flow or otherwise request contact, we collect your name, email address, and phone number, along with the details of your scenario: the state, property type, transaction type, price or value, loan balance, requested cash out, rent, estimated payment, rehab or construction budget, exit plan, experience level, credit range you select, entity type, timeline, and similar details you choose to provide. We do not pull your credit and we do not collect a credit score through the Site.
Loan arrangement. If you move forward with financing, we and the lenders we work with may collect additional information needed to process and underwrite a business-purpose loan, which can include identity documents, entity documents, bank statements, property and insurance information, and credit reports obtained with your authorization.
Partner Program. When you apply, we collect your name, email, company, professional role, the website domains where you plan to use our tools, and how you plan to use them. If approved, we collect your account information, profile details you add (such as headshot, contact information, markets, and self-reported licensing), and brand assets you upload such as logos and colors.
Communications. When you contact us by form, email, phone, or text, we collect the contents of those communications.
Information we receive about you from a partner
Our partners can refer a deal to us by submitting a person's name, contact information, and basic deal details. If a partner refers you, we receive that information from the partner, not from you. We use it only so a member of our team can reach out to you personally about the referral. We do not add referred individuals to marketing lists, and we do not treat a partner's submission as your consent to anything. If you would rather not hear from us, tell us once and we will honor it.
Information collected automatically
On our Site. We collect device and usage information such as IP address, browser and operating system, device type, pages viewed, the page you arrived from, and general location (city, region, country) derived from your IP address by our hosting provider. When you submit an inquiry, we store this information with your submission, including the page and address you landed on and any campaign tags it contains. We store a one-way hashed version of your IP address with lead submissions rather than the raw address.
In our calculators. The numbers you type into a calculator are computed in your browser. While you are using a calculator, the only information sent to us is which calculator it is, basic usage events, and, for embedded calculators, the address of the page hosting it. If you choose to click through from a calculator to get a quote, the values you entered are carried into your inquiry so you do not have to retype them, and they become part of your submission.
In calculators embedded on other websites. When one of our calculators loads on a website we do not own, we record the calculator type, load and interaction events, and the address of the host page. That is the full list. Our embed script does not set cookies or store anything in your browser on the host site, does not record your IP address, and does not capture your device details or the numbers you enter. The host website's own privacy policy governs everything that site collects about you.
Cookies and similar technologies. We use cookies and browser storage to keep partners signed in, remember display preferences, and, through the analytics and advertising services described below, measure traffic and the performance of our marketing.
2. Analytics and Advertising
We use Google Analytics to understand how the Site is used, and we use or may use tag management and advertising services such as Google Tag Manager, Google Ads, and Meta (Facebook) pixels to measure our advertising and reach people with relevant ads. These services set their own cookies and receive information such as the pages you view on our Site, your device and browser information, and identifiers used for advertising. We do not intentionally send these services the financial details of your scenario.
Under some state privacy laws, using advertising cookies and pixels is considered "sharing" personal information or "targeted advertising" even though no money changes hands. We do not sell personal information for money, we do not sell lead lists, and we do not give or sell your contact information to other lenders or marketers. 3. How We Use Information
We use information to respond to your inquiries and provide the analyses and quotes you request; to arrange, process, and support business-purpose loan transactions, including submitting your information to wholesale lenders and other participants in your transaction; to operate the calculators, embeds, and Partner Program, including showing partners aggregate performance statistics; to communicate with you about your inquiry, transaction, or account; to send marketing and educational content, with opt-out available at any time; to measure and improve the Services, prevent fraud and abuse, and keep the Services secure; to comply with legal and record-keeping obligations; and to establish, exercise, or defend legal claims.
4. Calls and Text Messages
If you provide your phone number and agree to be contacted, we may call or text you about your inquiry or transaction. Today our outreach is personal, from a member of our team; in the future we may use automated technology to send helpful follow-ups. Consent to receive calls or texts is never a condition of receiving any service from us. Message and data rates may apply and message frequency varies. You can opt out of texts at any time by replying STOP, and you can get help by replying HELP or contacting us at hello@onemoredoor.com. We honor opt-out requests made by any reasonable method. We do not share your phone number or your texting consent with third parties for their own marketing.
5. How We Share Information
Lenders and transaction participants. To arrange your financing, we share your information with wholesale lenders and capital providers, and with parties needed to evaluate and close a loan such as appraisal, title, escrow, and insurance providers. These parties handle your information under their own privacy practices and applicable law.
Service providers. We use vendors that host and operate the Services on our behalf, currently including Vercel (website hosting), Supabase (database and account authentication), Resend (transactional email), and Google (analytics and tag services as described above). We may also use customer relationship management, marketing, and communications platforms to manage inquiries and follow-up. Service providers are permitted to use your information only to provide services to us.
Partners, in aggregate only. Partners who embed our tools see statistics about how those tools perform on their own pages, such as loads, clicks, and conversion counts. If you were referred to us by a partner or arrived through a partner's link, that partner can see the status of the referral at a coarse level, such as whether a deal funded. Partners do not receive the details of your finances or your file from us.
Legal, safety, and corporate events. We may disclose information to comply with law or legal process, to enforce our Terms of Use, to protect the rights, property, or safety of OneMoreDoor, our users, or others, and in connection with a merger, acquisition, financing, or sale of assets, subject to reasonable confidentiality protections.
With your direction. We share information with others when you ask us to.
6. Leads Captured by Partner Tools Belong to the Partner
We provide approved partners with lead generation tools they can deploy under their own brand, such as calculators, forms, funnels, and landing pages. When a prospect submits their information through a partner's tool, that lead belongs to the partner, exclusively. We store and deliver those leads on the partner's behalf. We do not use them, we do not market to them, and we do not treat them as our leads. Our access is limited to what is required to operate, secure, and support the service and to what the law requires, and our internal reporting on partner leads is limited to counts and rates, not individual records. The partner's own privacy policy governs those leads. The only time a partner lead becomes our lead is when the prospect chooses to ask us about financing or the partner refers the deal to us.
7. Your Privacy Rights
Depending on your state, you may have the right to know or access the personal information we hold about you, correct it, delete it (subject to records we must keep, such as loan files), opt out of the sharing of personal information for targeted advertising, and not be discriminated against for exercising these rights.
To exercise any of these rights, including the advertising opt-out, email hello@onemoredoor.com with the subject line "Privacy Request," or use the contact page on the Site. We will verify your identity against the information we hold and respond within the time required by law. You may use an authorized agent where the law allows. If we decline a request, you may appeal by replying to our decision. We also honor Global Privacy Control browser signals for the advertising opt-out where required by law. Some state privacy laws apply only to businesses above certain size thresholds; we handle rights requests in good faith regardless, wherever we reasonably can.
8. Security and Retention
We use administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit, access controls, hashed IP storage on lead records, and vendor review. No system is perfectly secure, and we cannot guarantee absolute security.
We keep personal information for as long as needed for the purposes described in this policy, including loan-file, tax, accounting, and other legal retention requirements, resolving disputes, and enforcing agreements. Retention periods vary with the type of record and the obligations that apply to it.
9. Children
The Services are for adults engaged in business-purpose real estate investment and are not directed to anyone under 18. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.
10. Where Information Is Processed
The Services are operated from the United States and information is processed and stored in the United States. If you use the Services from outside the U.S., your information will be transferred to and processed in the U.S.
11. Third-Party Sites
The Site links to websites and services we do not control, including lenders and the websites that host our embedded tools. Their privacy practices are their own. Review their policies before providing information to them.
12. Changes to This Policy
We may update this policy from time to time. We will post the new version here and update the effective date, and for material changes we will provide additional notice where the law requires it. Your continued use of the Services after a change takes effect means you accept the updated policy.
