Do new-construction and build-to-rent homes qualify for DSCR loans?

Yes — a new build qualifies the same way any rental does, on the appraisal's market-rent analysis, so you don't need a tenant or an operating history at closing. Charlotte's suburbs are one of the country's busiest build-to-rent corridors, and DSCR is the standard financing tool for investors buying into them.

Can I buy a pre-leased rental in North Carolina with a DSCR loan?

Yes, and it's a clean file: an in-place lease is the strongest rent documentation there is.
